A home in northern Michigan may run on a well, heat with propane and sit far from the nearest crew. Before you buy, look closely at the systems that keep it livable.

Water heater and utility connections in a rural home

Heating and cooling

Find out the age of the furnace and how the home is heated. Ask about the ductwork or whether mini-splits are in place. Heating is a big deal through our long winters.

Water and plumbing

Most rural homes run on a well. Check the well tank, the pump and the water heater. Ask if the plumbing has ever frozen. These matter more out here than in town.

Power and backup

Look at the electrical panel and ask whether there is a generator. Storms knock out power in the country often. We are happy to look over a home you are considering.
